Sprinkler permit filings in New York City

A sprinkler job in New York City is a filing before it is a pipe job. DOB issues permits for plumbing and fire suppression work only to a Licensed Master Plumber or a Licensed Master Fire Suppression Contractor. Employees may do the work only under that licensee’s supervision.

DOB’s plumbing page says the Department issues the master plumber license for plumbing, standpipe, and sprinkler work of fewer than 30 heads, and that a contractor working on a sprinkler system or standpipe must be a licensed fire suppression contractor. If you are not sure which license the job needs, settle that before anyone files. We do not install sprinklers, and we do not decide the license for you.

Limited work versus a full alteration

DOB uses the Limited Alteration Application for fire suppression piping replacement and repairs that do not include construction work. A Licensed Master Fire Suppression Piping Contractor can submit that LAA in DOB NOW: Build. The LAA scope lists fire suppression separately from water plumbing and gas plumbing. It is for the limited repair or replacement case, not for a new system drawn by an engineer as part of a building alteration.

When the sprinkler work is part of construction, a professional engineer or registered architect files the alteration (DOB’s plumbing page still describes these as ALT1 and ALT2) and the suppression work is filed in DOB NOW with that job. We prepare the application for the design applicant to submit to DOB NOW for review. We track plan review and stay with the job through permit and sign-off.

The same rule applies if the building already has a stop work order or an open violation on the system. The permit does not, by itself, lift the order. That path is covered on our violation research and removal page and on the stop work order post.

What we take from the contractor

Send the address, the license you are filing under, the owner’s information, and the scope: number of heads, whether it is repair, replacement, or new work, and whether an engineer or architect already has an alteration on the building. If the work opens a street or needs a new water service, that is a DEP permit and often a DOT permit. Those are separate filings. We prepare them. We do not tap the main or open the street.
