NYC Zoning Analysis
Before you buy, enlarge, or sell floor area in New York City, you need to know what the lot actually allows.
A zoning analysis is that check. It isn’t a ZoLa screenshot and it isn’t a guess from an old survey. It’s a plain-language read of what your zoning lot can carry under the Zoning Resolution today.
What the analysis covers
We look at:
- Allowable floor area under the current zoning district (and any special district rules that apply)
- What’s already built on the lot
- What’s left — the unused floor area people often call air rights
- Whether a merger or transfer is realistic on these lot lines (for example, a zoning lot merger when lots touch, or a landmark / special-district transfer where those rules apply)
- Height, setback, and yard limits that still constrain what you can put on the lot, even if floor area is available
City of Yes changed parts of the math for a lot of properties. Numbers that looked right a few years ago can be wrong now. The analysis uses the current rules, not an old flyer.
